A VIDEO SERIES PROPOSAL · SOUTHWEST FLORIDA
Let people experience Naples.
Then help them imagine their place in it.
01 / THE OPPORTUNITY
Beautiful places create interest. Useful stories give people a reason to return.
We propose a recognizable collection of video series that brings together the Naples lifestyle, exceptional properties and the expertise behind a considered rental experience.
Each episode earns attention with a specific idea—and leads naturally to a relevant conversation with William Raveis.
ONE BRAND. TWO EQUALLY IMPORTANT JOURNEYS.
A balanced editorial plan: 50% for rental guests, 50% for owners, buyers and sellers.
For discerning guests planning a seasonal escape or longer stay. Show the daily rhythm, answer practical questions and make the next step feel easy.
LIFESTYLE STORY → RENTAL EXPLORATION → CONVERSATION
Existing guest journey ↗For property owners, buyers and sellers. Make local knowledge, presentation standards and the thinking behind the service visible.
EXPERTISE STORY → PROPERTY INTEREST → CONSULTATION
Existing owner journey ↗Creative direction: an affluent audience with high expectations for comfort, service and discretion. Income is not a viewer qualification or a promised advertising filter.

THE EDITORIAL IDEA
02 / REASONS TO RETURN
Six recommended creative territories. Each offers a distinct way to bring the Naples lifestyle and William Raveis expertise into focus. Start with two repeatable series, then grow the lineup together.

These concepts are a starting point for collaboration. Together, we’ll refine the themes, formats and stories around your brand’s vision, priorities and available opportunities—then build a series lineup that feels distinctly yours. Hosts, guests and access are confirmed together.
A SHORT, BROUGHT TO LIFE
A 30–60-second story about how a thoughtful arrival changes a stay.
The 30-second edit captures one clear idea. The 60-second edit adds useful detail and room for the experience to unfold.
“The best part of arriving? Feeling at home before you unpack.”
Entry, natural light, a welcoming living space and an inviting outdoor setting.
“Before you reserve, ask about arrival instructions, parking and what’s ready when you walk in.”
“Tell William Raveis what a great stay looks like to you.”
03 / CHOOSE YOUR PRODUCTION RHYTHM
Strategy, filming, editing and organized delivery.
Publishing and media buying are available separately.
EXPLORE YOUR MONTHLY RUNTIME MIX
Ranges show all-30-second through all-60-second short programs. Approve a runtime mix and a fixed monthly fee before filming.
A consistent presence
Eight polished short stories each month, built around Naples lifestyle and practical rental or ownership questions.
30–60-second edits
Our recommended starting point
A monthly four-minute feature supported by original short stories and standalone shorts from the feature recording.
30–60-second edits
A broader editorial presence
Two six-minute feature episodes and twenty short videos, produced as a coordinated monthly editorial program.
30–60-second edits
Give viewers a reason to return while creating separate paths to rental and property conversations.
14 finished videos: 7 guest-focused + 7 owner/buyer/seller-focused. Alternate the feature audience monthly.
10.5–17 hours/month. 30–60-second edits. 2–3 sessions totaling 10.5–17 hours. Schedule finalized around the approved runtime mix and locations.
5 producer hours: 45-minute planning call, eight short scripts, feature outline, five recording-derived short briefs, guest question list and shot plan.
One operator; up to 3 production bases over 2–3 sessions totaling 10.5–17 hours. Up to 3 recommended series and one optional guest. Standard drone footage is included.
3–4 planning/review hours + approximately 4–7 hours of participant availability per month, plus an access coordinator and one approver. On-camera time is a planning estimate; no host is committed.
First drafts: 10–14 calendar days after the relevant shoot batch. Final revisions: 14–21 calendar days. Recommended launch: Day 30 onward, subject to timely feedback.
TWO WAYS TO CREATE A GREAT SHORT
Separately scripted 30–60-second stories, filmed for a specific idea and audience. Every program includes eight.
Standalone 30–60-second videos drawn from the fuller recording session, including material outside the finished feature. Each gets its own opening, captions, supporting visuals and call to action.
Signature includes five recording-derived shorts. Flagship includes twelve across two feature recordings. Alternate crops, captions and cross-posts are exports of the same story and do not increase the video count.
THE COMPARISON

Monthly means calendar month, not a four-week billing cycle. Shorts: 30–60 seconds based on the approved runtime mix. Captioned/clean exports and cross-posts do not increase the video count. Proposed totals exclude applicable tax and authorized third-party costs.
| Program | Lifestyle Essentials | Signature Series | Flagship Lifestyle |
|---|---|---|---|
| Filming | $400–$800 | $1,050–$1,700 | $2,200–$3,200 |

| Monthly total | $2,300–$4,300 | $4,700–$7,300 | $9,000–$13,000 |
Short edits use $100 per 15 seconds for Essentials and $75 per 15 seconds for the higher-volume programs. Signature’s four-minute feature uses $300/minute. Flagship’s six-minute features use $250/minute. Filming and proposed producer support use $100/hour.
The 13-shorts-per-calendar-month program is priced as an average three-shorts-per-week recurring cadence. This billing interpretation and the proposed exact five-minute boundary should be confirmed in the final scope.
04 / FROM IDEA TO REGULAR DELIVERY
Produce ahead. Launch with intention. We recommend filming approximately 30 days before publication, allowing time for thoughtful editing, collaborative review and a coordinated release. All windows below are calendar days after the relevant shoot batch.

03 / Days 10–14

04 / Days 14–21
Complete final revisions and receive approved masters, captions, covers and release notes. Timely feedback keeps this window achievable.
05 / Day 30 onward
Allow time for detailed review and coordinated scheduling. Publishing is provided by the brand or the optional publishing service.
06 / Every month
Capture the next release cycle while the current one publishes. Review performance at 30, 60 and 90 days after launch.
SUNLUX LEADS

One approver, willing participants, prepared locations, accurate property facts, permissions, timely feedback and inquiry follow-up.

07 / THE DETAILS, WITHOUT THE GUESSWORK
One camera operator with a standard camera, lighting, audio and drone kit; standard aerial b-roll captured during scheduled production; footage selection, story editing, color correction, dialogue cleanup, licensed library music for the agreed use, simple branded titles, end card, captions and one consolidated revision round. Shorts run 30–60 seconds according to the approved monthly mix; features use the stated runtime caps. One cover/thumbnail and a short caption/CTA draft per finished video are included.
Original shorts are separately scripted short stories. Shorts from feature recordings are standalone 30–60-second edits drawn from the fuller recording session, including material not used in the finished feature. Each has its own opening, useful idea, supporting visuals and CTA. A feature recording may yield both a feature and these shorts; they are not all assumed to be non-overlapping extracts of the final feature. Captioned/clean exports, crops, SRT files, thumbnails and cross-posts do not increase the video count. Capture independent short answers if needed within the booked hours.
Reserve one filming hour per finished minute across all delivered shorts and features, including recording-derived shorts. This is a conservative production allowance, not a requirement to film reused footage twice. Hours include normal setup, audio checks, aerial capture, breaks, pack-down and moves. Confirm the final runtime mix, route and fixed monthly fee before production. Local travel to the first location within 25 road miles of the One Naples Way office is included; extra travel or unusually complex access is estimated in advance. One operator cannot film simultaneous scenes. Session plans may be rebalanced within the total hours.
Standard aerial b-roll and its use in the finished edits are included within booked production hours. Plan a drone block in the call sheet. Flights depend on safe weather, suitable locations, access and required airspace authorization. If flight is unavailable, agree ground-based alternatives or a reschedule. Additional dedicated flight visits outside the approved filming schedule use the normal $100/hour recurring filming rate, with a 2-hour minimum for a separate visit.
Day 0 is the relevant shoot date, or completion of the footage required for that delivery batch. Approved scripts and required brand assets should be in place before filming. First review drafts: 10–14 calendar days after Day 0. Approved final revisions and ready-to-post assets: 14–21 calendar days after Day 0, subject to timely consolidated feedback. Recommended launch: Day 30 or later. Raveis appoints one approver and returns feedback within 2 business days. Delayed feedback, missing assets or new scope moves the schedule; silence is not approval. Publishing is separate unless commissioned.
Shorts: 1080 × 1920 H.264 MP4, 9:16. Features: 3840 × 2160 H.264 MP4, 16:9, plus a 1080p distribution copy. Captioned and clean versions, SRT captions, JPG covers and the release sheet are delivered through an organized Google Drive folder. Capture in 4K when appropriate; delivery codec and frame rate confirmed at kickoff. Download within 90 days; extended archive is separately scoped.
Appoint an accountable approver and willing host(s), arrange access and property readiness, confirm brokerage disclosures and permissions, secure guest availability, validate property facts and availability, and publish/respond to inquiries unless add-ons are commissioned. John Lynch is a stakeholder, not a committed host. Host estimates are capacity requirements, not existing commitments.
Own editorial preparation within the allotted hours, direct the shoot, manage production quality, flag missing permissions or claims, deliver the agreed asset count, maintain version control and correct Sunlux technical errors without using the revision allowance. Proposed support hours are included and any overage requires written authorization.
No paid media or ad spend, automatic publishing, daily engagement, CRM ownership, lead qualification, guaranteed leads or rentals, elaborate animation, full property photography, paid talent, location fees, complex styling, reshoots due to changed instructions, raw footage or editable project files. Recording a property feature does not include a complete MLS listing media package.
Proposed: a 3-calendar-month pilot followed by month-to-month service with 30-day written notice. $600 one-time launch setup; monthly fees billed before production. Setup includes a 60-minute kickoff, initial series guide, title/end-card templates and CTA/source-tag plan, totaling up to 6 producer hours. New tracking installation is separate. No signed engagement or payment authorization is created by viewing this proposal. Applicable tax, if any, and approved third-party costs are additional.
Proposed: one weather/access reschedule per month at no extra Sunlux labor charge if communicated before crew dispatch. Client cancellation within 2 business days may use the reserved filming hours; any additional visit is $100/hour with a 2-hour minimum. Sunlux-caused reshoots or technical corrections are covered. Monthly capacity does not automatically roll over; agree a revised schedule in writing.
After payment, the brand may use final approved videos on its owned digital channels, subject to third-party music/stock license terms. Paid placement or broadcast use must be checked against those licenses. This presentation is a proposed creative program, not a completed client case study. Photos are credited public-brand visual references; Sunlux does not claim authorship, current rental availability or endorsement by Ritz-Carlton. Approved production assets and brand usage rights are confirmed before campaign release.
The program is designed to strengthen recognition, repeat viewing and qualified conversations. Reach, follows, inquiries, bookings, occupancy, rental income and sales are influenced by distribution, inventory, seasonality and response quality; none is guaranteed.
| Service | Price | Scope |
|---|---|---|
| Additional filming | $100/hour | Recurring-client rate; 2-hour minimum for a separate visit. Setup and inter-location travel use booked time. |
| Additional short editing | $100 / 15 sec or $75 / 15 sec | Recurring editing only: 30 / 45 / 60 seconds = $200 / $300 / $400 for Essentials, or $150 / $225 / $300 at the 3+ shorts/week tier. New filming, scripts and additional locations are scoped separately. |
| Additional feature editing | $300/min up to 5 min; $250/min over 5 min | Recurring rate applied to the entire approved final runtime; exact 5-minute boundary is a proposed convention. Capture and planning extra. |
| Extra planning / revisions | $100/hour | Producer, script changes, extra revision rounds or creative changes; written time estimate before work. |
| Alternate crop or CTA version | $50/video | One simple alternate aspect ratio OR CTA export, using approved footage; no new story edit. Captioned and clean versions of the base ratio are already included. |
| Publishing support | $300 / $500 / $700 per month | Essentials / Signature / Flagship: 3 / 5 / 7 hours to schedule supplied assets and captions to Instagram and Facebook. No inbox management. YouTube feature upload add-on: $100/month, up to 2 features. |
| Monthly performance review | $200/month | 2 hours: supplied platform/CRM exports, one-page findings and 30-minute call. Tracking installation and automated reporting extra. |
| Community response support | $400/month | 4 hours total on weekdays; brand-approved replies and escalation only. No 24/7 coverage or rental negotiation. |
| Tracking implementation | $500 one time | Up to 5 hours for UTMs, existing-form source fields and basic GA4 events; requires access. New CRM, site development or custom integrations separately estimated. |
| Photography, talent, styling, venue fees | Written estimate | Not included. Sunlux labor uses the $100/hour recurring rate; specialist/vendor costs disclosed separately and authorized before booking. |
| Organized raw footage transfer | $200 + storage media | Up to 2 labor hours / 100 GB; no editable project files or transferable stock/music licenses. Larger transfer estimated at $100/hour. |
| Rush delivery | 25% of affected editing fees | Only if capacity permits; confirmed deadline in writing before booking. Does not waive factual approval. |
| Paid campaign management | Separate scoped proposal | Ad spend, account setup, campaign management and creative variants are excluded; no campaigns activated by this proposal. |
The strategy draws on the brand’s public rental and owner journeys, named luxury real estate series, and platform guidance on consistent formats and audience retention. The program designs and pricing are Sunlux recommendations, not claims that a competitor’s results will transfer.
Separate rental, owner and real estate pathways; community and amenity organization. Supports two audience journeys, not a performance forecast.
Current contact page lists 115 One Naples Way #206. Older directory pages show Center Street; use the current contact page pending brand approval.
Identifies the Ritz Carlton Residences office location. Does not establish office ownership, exclusivity, filming rights or Ritz-Carlton endorsement.
Property preparation and owner-services topics can inform scripts. Reconfirm exact current service inclusions before publication; do not reuse dated network statistics.
The brand describes long-standing local service and standards for properties and guests. These are self-published brand claims.
Named original series use repeatable lifestyle premises. Evidence that the format is used in luxury real estate, not proof of Naples lead or revenue outcomes.
Consistent topics, familiar formats and recurring series support audience development. Monthly audience differs from total subscribers; regular viewers require more than six months.
Evaluate openings and drop-off at video level; compare similarly sized videos. Highlighted moments have eligibility conditions; not every short will show them.
Meta describes housing targeting restrictions. Treat high-income positioning as an editorial preference, not a verified targeting capability. Recheck current in-account options if advertising is commissioned.
Search index confirms housing-specific requirements; full page redirected to login in this review. Exact current income-targeting availability was not verified.
Optional distribution practice: group related features as a series where the account is eligible. No recommendation lift guaranteed.
Aerial capture is included where conditions and required permissions allow. Location/flight planning is part of production preparation.
Visuals: Vanderbilt Gulfside and 760 Park Shore imagery from the William Raveis Florida Rentals website. Used as credited visual references for this proposed program; approved campaign imagery and usage rights are confirmed during pre-production. No Ritz-Carlton endorsement is implied. Call-reported transaction volume, rental revenue, office ownership and exclusivity are omitted from client-facing claims pending confirmation.
THE NEXT CHAPTER
Start with Signature Series if the team can support 10.5–17 filming hours across two or three monthly sessions. Choose Essentials for a lighter commitment, or Flagship when the brand is ready for a broader editorial program.
